The successful candidate will be responsible for the maintenance operation of one property in Hanson, MA.
The successful candidate must have extensive experience with building and maintenance systems, as well as a solid knowledge of plumbing, electrical, carpentry, heating, painting, snow removal, and other general maintenance in a residential community setting.
The Maintenance Supervisor will also be responsible for the completion of routine and preventive maintenance programs and will supervise all outside contractors that service the building.
The Maintenance supervisor is also responsible for completing maintenance and turnover work in vacant apartments.
They will address and resolve all work orders.
The Maintenance Supervisor must be able to read and understand written specifications, work closely with contractors to obtain competitive bids, schedule contractors and oversee capital projects.
The ideal candidate should also possess strong customer service skills and professionalism to deal effectively with residents, vendors and office staff.
Job Responsibilities include but are not limited to:
Obtains thorough knowledge of power, water and gas turnoffs, clean-out traps, fire extinguishers and fire hydrants.
Assists in all aspects of the property's maintenance including but not limited to:
grounds, custodial, preventive, corrective, deferred and emergency maintenance.
Maintains exterior and public lighting.
Clears gutters and downspouts.
Repairs structural wear and damage to buildings.
Cares for lawn, plants, shrubs and flowers.
Cleans parking areas, sidewalks, alleyways, hallways and common areas.
Prepares vacant apartments.
Paints.
Services appliances, equipment, plumbing, electrical systems, etc.
